Hi Sampath,

I have reserved a flat in Durga Rainbow

The rate is Rs.2740/-, but Mr. kumar has told he will speak to the managment and come back if he can offer me further discount.

VAT @ 12% they are not ready to skip it however they say it will depend if they pay VAT to govt they will charge us else not charge us.

Hi,

Has anyone review ETA star property in Magadi road called ‘Gardens’. They have about 937 apts in 16 acres with all amenities. The handover is to be done shortly. The rate from the builders is around 3400/- but I see there are resale apts for as much as 2800-3200/-. Does anyone know if there is any issue with the apartments, builders (considering the dubai real estate doom), etc. The location is close to city railway station (1.5 km) and perhaps the metro too..considering all this, I would expect their rates comparable to other high end builders around the central business area, but this is much cheaper..would like to know if someone has an insight on this..

Hi Shekhar,

I have infact visited the place 3 times. its 34 Kms from MG road.
The construction is good and price is also pretty low, 1575 per sq ft all inclusive, excluding registration charges.

I have actually cancelled my booking, just because its really far.

Thank you for your feeback.

They are Quoting me 2740 (50/-) less than what they tell their pre-launch offer price.

I am negotiting for more discount, the issue here is they are charging VAT @ 12% why I fail to understand… as they make atleast more Rs.200/- on a Sq.feet. Also the KPTCL/BWSSB is charged @ 175/- per sq.ft which is again little on a higher side.

Does VAT is still applicable as some builders don’t apply? can you be able to give me some info on this

@Nila, its a good builder. Does have some issues regarding timelien and all but still quite reliable. You can go for it. What rate are thye quoting and when is the completion?
